While buying a home can be one of the most exciting achievements of your life, going into the process without proper preparation and understanding can cause unnecessary headaches. The team at Hatfield Homes of the Carolinas have carefully crafted this step-by-step guide to ensure your path to an affordable home of your dreams is as stress-free and enjoyable as possible.

1. Choose a Real Estate Agent

We’ll set up time to discuss neighborhoods you’re considering and help guide your search.

2. Get Pre-Qualified

Based on your income and credit history, the mortgage broker will determine how much a bank will lend you, to help determine the price range for your search.

3. Visit Properties

Now is the time to consider your ideal home’s location and amenities. You will attend viewings and open houses.

4. Submit an Offer

Once you identify a home you like, you can put in an offer. The seller will likely return with a counter offer, which you can accept, reject, or make another counter. I will provide advice throughout.

5. ATTORNEY REVIEW

Your attorney’s job is vital to protecting your interests, and to review paperwork on your behalf.

6. HOME INSPECTIONS

You will select all desired inspections and determine the property condition within the agreed timeline and contingencies. You’ll also review disclosures and preliminary title report.

7. Loan Appraisals

Organize an appraisal with your bank. Your mortgage application is submitted to your lender for the bank to issue loan approval.

8. Final Walkthrough

Confirm that no damage has been done to the home since the inspection and that major systems and appliances are in working order.

9. Closing

Documents are signed, payment is exchanged, and you receive the keys!
